When can we expect to see construction begin?

What is happening with the sewer construction on Crafts Avenue?
Lyme Properties continues to work with the City of Lebanon to develop a final solution for a new sewer line to be run down Crafts Avenue. The City has asked that an 18" sewer line be installed to accommodate sewer flow from other parts of West Lebanon, this has required re-engineering. VHB and TF Moran completed construction documents which were approved by the City of Lebanon in August 2015, and they are pending approval before N.H. DES.
Is Route 10 being widened for River Park?
There has been an ongoing dialogue with the New Hampshire Department of Transportation regarding access to the River Park site, and flow of traffic on Route 10. River Park has argued against the over-expansion of Route 10 because of the impacts it would have on our neighbors, and we reached consensus with the State DOT in October, 2014. VHB is completing the construction plans for the roadway improvements and the coordinated solution was presented to the Lebanon Planning Board and approved unanimously in May 2015. The construction plans were presented to the N.H. DOT, and their approval is pending.
When will the single-family house sites be for sale?
Lyme is maintaining a list of people who have expressed interest in the single-family lots abutting the Crafts Avenue neighborhood. If you would like to add your name to the list for more information, please contact us. Multiple lots are already under agreement.
What was the approval process to permit this project?
The approval process was arduous, and required a successful rezoning referendum in 2010. Subsequently, Lyme petitioned for Site Plan and major Subdivision approval form the Lebanon Planning Board. This process was successfully concluded in the fall of 2012. The most difficult permit, for relocating an existing curb cut on Route 10, took over 4 years before the New Hampshire DOT approved our request in the Fall of 2014. Lyme went back to the Lebanon Planning Board in the Spring of 2015 to secure technical amendments to the approved plans.
Are there employment opportunities available?
River Park is being developed by Lyme Properties 2, LLC, a local real estate development company. Construction employment opportunities will be generally available through the Construction Manager and sub-contractors.
